Modifications to the Carport Trellis Since the vertical portion of the trellis is not related to water intrusion into our units, redesigning it is outside the scope of the leak remediation project. Fremer has provided us with a quote of $5,000 ($78 per unit) for expanding the carport trellis redesign to include opening up the side. This cost is due at least in part to the fact that Fremer will have to retain the services of a a structural engineer to determine the weight-bearing specifications for the horizontal beam that will span the open space between the vertical supports. The actual construction costs of implementing the design cannot be estimated until the design is completed. The Board has requested that the University pay for the design, but the University has not yet agreed to do so. The WCP Homeowners Association may therefore have to absorb the cost. The Association may also have to pay the construction costs associated with opening up the side of the carport. If the Assocation were to cover these costs, we would ask the Architectural Review Board to approve addng a proportional amount of the design and construction costs to the value of each unit (with CPI escalation). Authorizing the study will not guarantee that the redesign will be implemented, that the University will pay either for the redesign or for the construction, or that the costs will be added to the value of the units. The Board would like to know how many homeowners would support paying HH Fremer Architects to develop a design that opens up the side of the carport.
